Lab East 1e contains all labs east of the entrance corridor on the first floor (338.7 m2). The lab is suitable as an independently operating laboratory for a medium-sized company. The infrastructure that was built in the past is still present and can be reused.

- 7 air handling ducts.
- 2 extraction points/arms in the analytical laboratory.
- A fume hood with cold water, gas, and compressed air connections.
- Four island tables with sinks, each equipped with cold water, hot water, demineralized water, nitrogen, gas, and compressed air connections.
- Four island tables without sinks, including one with a cold water connection and two with gas connections.
- A wall-mounted workbench with a sink near the door, with cold water, hot water, and demineralized water connections.

In principle, working with biological agents is permitted in this space. Mind that most furniture is currently on display in the labs on the first floor. Labs WEST GF – 89 m² – €927/month
The Lab West GF option consists of three interconnected smaller laboratories with a total surface area of 89 m². These labs have their own separate entrance via the central lab. This option is ideally suited for a small-scale biochemical laboratory but can also be effectively used for general or analytical lab purposes.
Lay out and features:
- Lab 0.55 (17 m²) – Previously used as a sterilization lab and includes the private entrance
- Lab 0.54 (30 m²) – Used for sample preparation and connects to the corridor providing access to the rest of the building and shared facilities
- Lab 0.58 (42 m²) – Located at the front of the building and previously used for media preparation. Temporarily used as office (see pictures).
- Connections for three fume hoods or similar ventilation systems
- (Demi)water, compressed air, and gas connections
- Heavy-duty power supply

This option, with a total surface area of 492 m², includes all laboratories on the ground floor. The entire space is divided into 9 individual laboratory rooms, each with its own specific features. Together, Labs GF forms a fully operational laboratory suitable for a wide range of applications. Optional storage and office spaces are available upon request.

Labs North GF – 351 m² – €3656/month
This ground floor option of 351 m² on the north/west side consists of the West GF laboratories and Lab 0.52, combined with room 0.53. The latter was previously used as an incubator room and contains few specific laboratory facilities. Together, these six rooms form a complete laboratory with its own entrance, suitable for a wide range of activities, ranging from microbiological and analytical work to general laboratory applications. Optional additional storage and separate office spaces are available.

On the ground floor, to the left of the entrance hall, there are four offices, an archive room, and a meeting room. These spaces are available to the tenants of the building.

Lab 0.48 is a former PCR laboratory of 49 m² located on the ground floor. In principle, working with biological agents is permitted in this space.

- 1 cabinet with fume extraction (not a fume hood!)
- 2 island tables, including 1 with a sink
- Compressed air and natural gas connections
- Optional storage space in adjacent archive room (0.14)

A practical and efficient lab setup, ideal for PCR-related or clean laboratory activities. The lab is currently not furnished, because most furniture is on display in the labs on the first floor. Items can be removed to this space if desired, the layout is up to the client. Please not that the archive storage room is adjacent and accessible through the door shown. Might be interesting if extra storage is needed.

Lab 0.49 – 43 m² – €448/month
Lab 0.49 is a former laboratory clearance space of 43 m², located on the ground floor. The room is L-shaped, the length is 10 meter and it features its own lift entrance and direct access to the outside.

Previously, the space was equipped with:
- A long refrigerated wall system (KWS).
- A long freezer wall system (KWS).
- A long workbench of approximately 6 meters with a freestanding sink.
- A half island table with a cooling plate (KP), multiple storage cabinets (OK),
- A chemical storage cabinet (OC) with extraction.

However, the layout can be adjusted to suit any desired configuration. The lab is currently used as a packaging area for S-A-LE but will become available once a tenant expresses interest. At this time, it’s not possible to take representative photos that do justice to the space. To be transparent: it’s a fairly narrow room and is probably best combined with one of the adjacent spaces. This former pathogen laboratory offers 49 m² of space and features a dual entrance. The room measures approximately 8 by 6 meters.
Layout:
Previously, the lab was equipped with:
- A long workbench of approximately 6 meters.
- An island table with a sink, approximately 4 meters long.
- An additional island table, also approximately 4 meters long.
- A 120 cm fume hoods with connections for demineralized water (2), compressed air (2), and gas (1).
- An additional extraction point/arm on one of the tables.
- A chemical safety cabinet with extraction.
- Two small work/office desks.
- A high-voltage and three-phase power connection
